If you're like me, you sometimes struggle with maintaining consistent "Face to Face," or phone, flow with your SOI (Sphere of Influence for my newer agent friends). We all know that this is THE strongest tool that we have in generating and sustaining our business. Here are a couple of "hacks" that'll kick-start you back into personal FLOW with your SOI.

Hopefully, your SOI is loaded into your CRM and have a specific tag. (If not, marketing has some great video tutorials for you in SquareOne. Book a time slot with marketing on a Wednesday and/or talk with your broker if you have questions. There is help for you!) 

I'm going to walk you through creating a quick Standalone campaign in the Bellator CRM, showing and summarizing the current market with an invite for your sphere to join you on a video call where you will present this information to them. This is a free and easy way to get a Face-to-Face with several of your sphere at one time. (Again, much more detailed training on this exists on SquareOne.)

Look back at Ninja Nuggets from Troy in YAPMO, use marketing's Vital Signs resource and/or BR's Monthly Stats and download these graphics to your desktop. Read through these stats and write a brief summary of what they mean.

Next step is to go into your CRM, click on "Campaigns" tab at the top, and then select "Standalone" campaign option. Click "Add Campaign." Review some of the options for different kinds of campaigns to see what's available (I often use "eStaionary/Generic eStaionary" myself). Click "Next Step" at the bottom of the screen; this button takes you to the customize screen. Use your own voice and personality in this campaign but name it something like "Today's Real Estate Market - Eastern Shore" (or whatever your specialty is).

Insert the graphics and then copy and paste the summary that you created. Always end with this: "...our area has many micro-markets. If you'd like to discuss conditions more specific to your property, call, text or email me at xxx-xxxx-xxxx / xxxxx@gobellator.com and I'll be glad help." Keep checking the "Preview" button at the bottom of the screen until you have it looking exactly the way you want it to look.

This is an awesome way to communicate with your entire sphere at once, but then, take it a step further. Get yourself a free Zoom account, create a meeting for whatever time and date you wish (this is super easy). Within the body of the email campaign, invite your SOI to the Zoom call, including login instructions to hop on the Zoom call at a certain date and time. (I suggest doing this monthly).  

Keep going to "Next Step" at the bottom of each screen. Select "All Contacts" or use the tag that you're using for your SOI. Then, approve to send as your final step to get it out there! Practice Zooming before the meeting that you scheduled and get used to sharing the screen to show multiple graphs and stats. Try to engage the participants by asking what they've heard about the market or what they are thinking/feeling.

Use this a springboard to get yourself back on track with regular calls and face-to-face interactions. I think it's a good idea to schedule this Zoom call monthly for your SOI, because this information is very valuable, especially in this time of economic uncertainty. You owe it to YOUR sphere to stay informed and to give them the truth about the local market and their property's value.  

Again, these are free tools that you have at your disposal. Think about giving it a try, but no matter what, be sure to make daily FORD calls to your sphere and keep all auto-flows going to each of them (print Newsletter or digital newsletter, LoLo gift, CRM campaigns, etc). You are their Trusted Real Estate Advisor, and your job is to keep them abreast of current market conditions and values. If you don't give them that, don't expect for them to give you their business and referrals.
