Gratitude is something we all take for granted at times due to all the noise in our daily lives. I work with agents on a daily basis and my goal is to help them achieve or exceed their goals with their Real Estate careers. I'm not big on "Get Rich Quick" schemes. My focus is on helping agents build long-term careers in the business. To that end, I focus on Ninja Selling principals: Mindset, Skillset, and Daily Actions.

It has been a little over a year since Fannie Mae guidelines changed regarding condominium structural integrity inspections. If you recall, the guidelines were changed because of the Surfside Condominium collapse in June 2021. Towards the beginning of 2022, Fannie Mae issued the revision to their requirements (we covered this in a Broker Bit about 1 year ago) and the effects of the change has slowly trickled into our market. I am only aware of a few condominiums in the Gulf Shores / Orange Beach area that have actually engaged in the "milestone inspection," but I am certain that it will become more commonplace in the next few year...

Like Baldwin, Mobile is growing and changing. Bellator brokers and agents are active members of everything from the Board of Directors to Education Committee to Governmental Affairs. It is an exciting time to be part of everything fresh and new. There are so many classes being planned & offered that I can't list them all here! There is a renewed energy at the Board on both sides of the Bay. In Mobile, you can still join a committee and commit to participate as we build for today and for our future.

There has been a lot happening on both sides of the Bay lately at the association and MLS level. This week I'll give you guys the "what to know" about the recent changes at BR and with Paragon. Next week, Annette Oden will fill us in on MAAR and FMLS/Matrix.
First, a few quick reminders:
- BR MLS dues have been invoiced. Payment is due (through the portal) by June 15th to avoid late fees.
- When you are a member of an MLS, you are obligated to put any listings you take into that MLS. It is an actual contractual agreement between the MLS and your Broker, who must be a member in order for you to be.
- The MLS Input Sheets have Seller Signature lines at the bottom of the last page. The Seller is supposed to sign these. The signature is their approval/consent to publish the info...
