Happy New Year! 

There is no doubt that 2023 could be a new world for buyers and sellers. We all know the main reason for our new reality is the effect of interest rate increases on the housing market. Fortunately, we have a lot of cushion to work with thanks to the rapid appreciation and transaction frenzy that 2020 – 2022 brought. We realize that the market we had recently was temporary, and not sustainable, but look below what it has done to help our sellers.

Using the following criteria in a comparison to 2019 and 2022 sales:

  • Closed 
  • Residential Detached Single Family
  • 3-4 bedroom
  • 2-3 bath
  • No mobile homes
  • Price range $150,000 - $1,000,000
  • 2019 vs. 2022 numbers

Christmas 2022 – it's the culmination of a year of glories and graces, of wins and losses. It's LIFE! The Bible says rain falls on the righteous and the unrighteous, the just and the unjust. There's no way around it. It may not be "fair" (don't get me started) but LIFE is happening all around us. I have never looked forward to all that is before us more than I do right now. The question of this year is not, "What happened to me?", the question is, "What did I do with what happened to me?" It's really even deeper than that: it boils down to, "What was my part in the good, the bad and the unfortunate? Did I help me WIN? Or was I in my own way?" It is a worthy effort to jot down a few things. Full disclosure, I've been working through my own business plan for 2023, discussing with agents their plans and realizing again, a goal with no plan is just a wish. "If ifs and buts were candy...

And in those days, behold, there came through the gates of the city a salesman from afar off. And it came to pass, as the days went by, he closed a great and exceeding number of deals.

And in that city were order takers masquerading as salespeople, who spent their days in gloom and inactivity saying to one another, "Verily this is surely one suckey market!" And they whiled away the hours drowning their insecurities on handheld devices, or over coffee and alcohol in the bars, and any other place they could congregate and be safe from would be clients. They talked not of business but exchangeth their troubles and despair.

And when these order takers heard of the many deals done by the salesman from afar they were astonished and said one to another, "What the hell? How doth he do this in such a suckey market? This surely is some magician's trick".

This Broker Bit starts out with more advice from my father. 

"Finish what you started, or no-one will believe in you," and "If you fail to prepare, then prepare to fail." 

In typical fashion, his advice was brutally honest, clear, and valid. I have learned to use this advice for properly "finishing" a year and "preparing" for a new year.  

In the past for me, other than the actual date/year change, there was not a clean finish to the current year and preparation of the new. I was in 'cruise control' mode from Thanksgiving to Christmas to New Year's Eve and then BAM, it's the new year (Happy New Year)! It was clear that I was not finishing the year properly, nor was I properly prepared to start the new year. I needed to define the "finish" of the current year and the "preparation" for the new year to get off the last 45 days of the year in 'crui...
