Happy Friday all! I hope you all are having a great week and are in the process of preparing to make 2024 the best year you've ever had in Real Estate. If you've read my posts before, you know that I pretty much preach what I practice. This is another of those posts and I hope some of you get something from it that'll help with your business. I also realize that I don't have all the answers and that many of you do this better than I do. I always appreciate any feedback that you may have to offer!

For my business, I'm trying to complete prep for 2024 by 12/22/23 and I plan on taking three days off at Thanksgiving. There are only 31 days left until, effectively, the end of the year. (Please reference back to my broker bit from about a month ago for step-by-step details of what I'm doing to prepare. CLICK HERE.)

I'm in my Bellator CRM as I type this, and I can see that I've got 181 contacts that I consider my SOI that get the total Ninja treatment: 

        - Real time Saved Search for closed sales in their neighborhood
        - LoLo gift
        - Mail out newsletter
        - Three monthly e-blasts
        - Adwerx sphere campaign
        - Quarterly FORD calls
        - Annual Birthday and Christmas cards

I have been removing and adding some contacts as I've gone through this process, and so far, I've made it through 81 of my 181 customers. So, I have 100 more to do in the 31 days we have left, so 3.23 per day. I'll shoot for 4 per day or take part of a weekend day to catch up for any I missed during the week.  

A quick recap of my last post: My process is cleaning up my database, sending a Real Estate Review, completing a FORD call and writing Christmas cards. Then, repeat. . . Here's a Christmas card hack for you: I'll need to buckle down and finish up Christmas cards earlier (hopefully, just before Thanksgiving) so that my SOI gets them early enough to feel guilty for not sending me one; then I'm on their Christmas card list for next year. And why wouldn't you use and refer to the agent who stays in touch with you, gives you items of value consistently and who's on your Christmas card list? Am I, right?

So, that is 100 contacts for me to complete my goal. After today, just 96 left. Is this a grind? It is. But. I don't know of any other profession, business owners, lawyers or doctors who can make over $300K a year without some sort of grind. This grind is just for two hours a day for 3 months, then I'm set go for the following year of merely maintaining flow with FORD calls as the focal point. All of this work leads to the fun part of the job of helping these folks when they call on you to assist in buying or selling their home which, of course, leads to the income.

Sidenote: I'm currently working with 4 buyers from these FORD calls and three listings that will hit in 2024.  So don't discount the short term benefits of this as well as the long term benefits.

If you've not started working for 2024, today is THE best day to start. Do the math to determine how many per day have to get done to set you up for your best year yet in 2024. Don't shortchange yourself. You have the skills, the knowledge and the tools - do you have the grit to just get it done? I know that you do.
