
Pete Perkins (Gulf Shores office) has been collecting condo sales data every 6 months for the past 20 years. You won't see similar statistics anywhere else because Pete only includes direct Gulf Front, 2 and 3 bedroom condo units in Gulf Shores and Orange Beach. Condos across the street, or complete side views, are not included in the data. This collection of data shows a more accurate picture of Gulf Front condominium values, keeping the non-Gulf Front from skewing the results.
A review of this 20 years of data tells a lot of stories:
If your clients were smart enough to purchase in 2011, today they would be sitting on a 139% gain in value.
Through April 27 of 2025, there were only 86 sales, so the first half of 2025 should be similar or lower than 2024.
A look at the days on the market (DOM) since 2005 shows that even with a slowing of transactions recently, our DOM today (for sold units only) is 96. From 2005 - 2017, a 12 year period, the DOM averaged 198 days! From 2018 - 2014 DOM remained lower than 100 days, however, the first part of 2025, it has averaged 103 DOM.
Since 2005:
All these data points show The Great Recession, The BP Oil Spill, subsequent slow market recovery after 2011, craziness after COVID, and then where we are today, trying to figure out where we will land. It is amazing to me how high prices went in the 2005 time frame, and it took 18 years to get back to that level. It just goes to show you how far the recession and oil spill knocked us down (57%) in value from our 2005 peak.
Today, we have a perfect storm of high insurance costs, relatively high interest rates, and somewhat of a softening in rental performance. Combined, this should put some downward pressure on sales prices, but most owners are sitting on a lot of equity and not in the mood to reduce prices. The Gulf Front condos price per square foot has dropped less than 2% since the peak in 2022. Compare this with the Great Recession drops, in a two year period from 2005 to 2007, average pricing dropped almost 33%.

Thank you Pete for putting all this data together over the years. Many of us have been knee deep in this roller coaster condo market for 20 - 30 years, and we have survived. No telling what the next 20 years will tell us, but I'll be happy to write another Broker Bit about it in 2045!
